These terms

These terms form an agreement between you and O&J Studio Ltd. for use of LegionellaWise. By creating an account you accept them. Version v1.0, last updated 18 August 2026.

What the service is

LegionellaWise is a guided record-keeping tool. It structures a Legionella risk assessment for a residential rental property, records what you observed and measured, and produces a report from that record.

It is not an inspection, a laboratory test or a specialist consultancy service, and it does not detect bacteria. There is no statutory Legionella certificate in the UK or Ireland, and nothing the service produces is presented as one.

Your responsibilities

• You decide whether guided self-assessment is appropriate for your property, and the free suitability check exists to help you make that judgement.
• You confirm you are competent to carry out the checks you record, or that a competent person carried them out.
• Readings, observations and answers you enter must be accurate and made at the property.
• You must act on findings, actions and any professional-review outcome. A professional-review outcome cannot be dismissed within the service.
• You must keep your sign-in credentials secure and only record data you are entitled to record.

Accounts and email verification

You need a verified email address before a report can be finalised, because the report records who signed the declaration.

Plans, payment and cancellation

• Plans and prices are shown on the pricing page and are charged in advance for the stated period.
• You can cancel at any time; cancellation takes effect at the end of the current period and we do not pro-rate part periods.
• Reports you have already finalised remain accessible to you after cancellation.
• New assessments follow your current plan state and property allowance.
• Where a right to cancel applies under consumer law, it is set out at checkout.

Money-back guarantee and refunds (14 days)

14-day money-back guarantee on your first paid report. If you're not satisfied, contact us within 14 days of purchase for a full refund. This does not affect your statutory rights.

• The guarantee applies to your first paid report purchase on an account — one refund per customer, whether that purchase was a one-off report pack or an annual plan.
• Contact us within 14 days of the payment date, from the account email address, and tell us you would like the guarantee applied. You do not need to justify a technical fault, but we may ask what did not work so we can fix it.
• Request it through the contact page or by emailing support@legionellawise.com.
• Refunds are made to the original payment method. We start the refund within 5 working days of agreeing it; your bank or card issuer then usually takes a further 3 to 10 working days to show it.
• When a refund is issued, the report credits and property slots from that purchase are withdrawn. Reports you already finalised remain part of your record and remain verifiable, so the guarantee is not a way to obtain finalised reports without paying for them.
• Later purchases, renewals and additional packs are not covered by the guarantee, and are handled under the cancellation terms above.
• The guarantee is offered by LegionellaWise, not by our payment provider, and it is in addition to — never instead of — your statutory consumer rights.

Finalised reports

Finalising a report creates an immutable record. It cannot be edited afterwards; corrections are made by carrying out a new assessment, which supersedes the earlier one. Share links you create are read-only, time-limited and revocable.

Acceptable use

• Do not misrepresent who carried out an assessment or when.
• Do not upload content you have no right to upload.
• Do not attempt to access another account's data, probe the service for vulnerabilities without permission, or resell access.

Availability and changes

We aim to keep the service available but do not guarantee uninterrupted access. We may change features, question content or report layout; historic reports remain reproducible because each records the content, rule and template versions in force when it was finalised.

Liability

We provide a tool; you remain responsible for your legal duties as a landlord, agent or property manager. To the extent permitted by law, we are not liable for indirect or consequential loss, or for loss arising from inaccurate information you enter. Nothing in these terms limits liability that cannot lawfully be limited.

Governing law and contact
