What the assessment does and does not do
- It records what you observed and measured, in a structured, versioned format.
- It applies published guidance-aligned reference temperatures to what you recorded.
- It does not sample or test water, and it never claims that Legionella bacteria were detected or absent.
- A cold-water reading above the reference temperature is recorded as a control failure, not as detected bacteria.
- It cannot verify that a reading was taken correctly; readings are your attested record.
When you need a specialist
Communal or shared hot water, spas and hot tubs, other sources of spray or mist, a previous positive sample or serious concern, suspected redundant pipework, and systems you cannot identify all fall outside guided self-assessment. In those cases the service returns a professional-review outcome and you should engage a competent specialist.
No statutory certificate
There is no statutory Legionella certificate for residential rental property in the UK or Ireland. What is expected is a suitable and sufficient assessment of the risk, kept up to date, with the controls you rely on recorded. The report this service produces is that record.
Content review status
Question wording, reference temperatures, rule wording and report text are subject to review by a competent specialist before live use. Each report records the content and rule versions in force when it was finalised.
